Executive Summary

The Ponce, originally known as the Ponce de Leon Apartments, opened in 1913, and was designed by architect William Stoddart, who also designed the neighboring Georgian Terrace hotel. The building converted to a condominium in 1982, when its Beaux Arts & Italianate finishes were thoroughly restored. The Ponce sits on the corner of the most famous intersection in Midtown Atlanta, at the corner of Peachtree St. and Ponce de Leon Ave. At this intersection stand two equally magnificent buildings: The Fox Theatre and the Georgian Terrace. Within a 3-block radius lie half-a-dozen of Atlanta’s favorite restaurants, two popular tourist destinations, and three distinct urban styles. In its early days, The Ponce featured an opulent marble lobby, private telephone areas, a visitors’ gallery, housekeeping and bachelor suites. Some of the units hosted up to 10 rooms complete with servants’ rooms and elevators. Before it boasted beautiful views of the bustling city, the rooftop acted as a terraced garden, and was intended as a meeting place for Atlanta’s “social elite.” The Ponce was home to Atlanta’s first penthouse in 1931. Mr. and Mrs. J.M. Oliver, the operating manager for Georgia Power at the time, chose the space atop The Ponce to re-purpose and make then what was only popular in the high rises in New York. Although the pair moved out only a few years later, the historic residence, known for quirky party guests and over the top gatherings, still remains a functioning abode. Now an iconic landmark in the heart of Midtown, this history filled building is a combination of office condos, apartments and other creative use spaces just steps away from other Atlanta landmarks
