Phelan is an unincorporated community within San Bernardino County, 30 miles east of Palmdale and 18 miles west of Victorville, CA. The properties sit adjacent to the California Aqueduct, 2 miles south of CA-18 (Palmdale Rd), 2.5 miles west of Baldy Mesa Rd and 3 miles north of Phelan Rd. According to the San Bernardino County the properties are zoned as Phelan/Rural Living, meaning the property could be subdivided into 2.5 acre lots. Rural Living is the County's residential zoning. Overhead power is along Duncan Rd and Middleton Rd (across the street from the property). Phelan Pinon Hills Water District (PPHWD) services the area, water lines are along Lindero Rd and Buttermere Rd. Residents in the area have septic tanks for their sewer needs and propane tanks for their gas needs. The property is bordered by the Aqueduct on the north, Middleton Rd on the east, Duncan Rd on the south and Buttermere Rd on the west. Lindero Rd abuts the property on both the east and west sides, giving a subdivision many access options. The property may have a 'blue line' stream running parallel to Buttermere Rd which may only affect a small portion of the property. Phelan sits along the base of the San Gabriel Mountains not far from Mountain High Ski Resort in Wrightwood, CA. Phelan's history dates back to the days of the Morman Trail, when settlers passed through the area on their was to San Bernardino. The neighborhood is dotted with homes and ranches on 2+ acres. Downtown Phelan is approx 5 miles southwest of the property with a grocery store, restaurants and amenities available. The 15 freeway/Main Street Exit and its many stores and restaurants is just over 7 miles southeast of the property. The Victor Valley Mall and 'Restaurant Row' is only a 20 minute drive away.
