PARKING: The property has a large well maintained parking area supporting the building that is able to accommodate dense office users with a parking ratio in excess of 5:1,000. Of the property’s two parking lots, Parking Lot A contains 185 spaces and Parking Lot B contains 301 spaces, 3 of which are reserved handicapped spaces. There is also a visitor parking lot which contains 10 spaces, 4 of which are reserved handicapped spaces. In total, the property contains 496 spaces, all of which were re-sealed in 2013. CEILING HEIGHTS: Ceiling heights are 9’0” from the raised floor to the dropped ceiling and 13’6” from slab to slab. SECURITY: The building is equipped with Maglocks on the north entry, south entry and the loading dock entry. These doors can only be accessed through the card reader at each entry point. In addition, there are closed-circuit cameras located at each entry point. This is fed back to a secured station within the building and is recorded on a daily basis. ROOF: The building is comprised of two flat roof structures. The pitched roofs seen on each level are comprised of BABCO Premier Asphalt Shingles with a 30-year warranty. This roof was replaced in 2011. At the top of the building there is a flat surfaced area which is comprised of Firestone Red Shield vinyl membrane which was replaced in 2008. The north entrance of the building is also equipped with a skylight allowing additional light within the building lobby area. The skylight was replaced in 2011.
