8,800 square foot industrial building located in the White Pine County Industrial Park Located on 19.48 acres approximately 3 miles north of Ely, Nevada. Additionally - a 12’ x 55’ office trailer for operations management. The fully insulated and double clad metal building is comprised of three sections. Two are 40’ by 70’ by 20’ high. One is 40’ by 80’ by 15’ high. All concrete footings and pads have been engineered and constructed to handle extremely heavy machinery loads. The building is fitted with double insulated, oversize, motor- controlled truck doors, 14’ by 16’, and 12’ by 14’ to accommodate any size load. There are also interior truck doors for section isolation. There is a 20’ by 70’ concrete truck wash pad on the west side of the building that is permitted and plumbed in but never hooked up with a pump system. There is a 400-amp 3 phase electrical main with a 400-amp distribution breaker panel and three 100-amp 3 phase breaker panels to feed each of the building sections. The walls of all building sections have 120 vac receptacles well distributed around the perimeter inside and weather proof receptacles on the south and east outside walls. Each section of the building is illuminated with hibay Metal arc energy efficient warehouse lighting for great visibility. The two 40’ by 70’ sections are equipped with Chem aire closed loop piping system for dry air supply. The entire facility is fully alarmed and has an intercom incorporated in the phone system for interoffice and shop communications. The building is on city water and sewer systems. The building sections have always been kept clean and well maintained. There is propane heat in the building and the office, with additional forced air electric heat in the office. The west section has a high efficiency, propane tube heater and the east section has two IR propane heaters. There is a Phase 1 environmental assessment that was done in August 2001 available for review. Current property taxes are $2,160.
