The Ocala Retail Center is a 5,000/SF center is leased to 3 tenants and is located at 9548 SW SR 200 in Ocala, FL. The property is an out-parcel to a Wal-Mart Supercenter and was originally was built for Starbucks w/drive thru in 2007 but when SBUX closed 900 stores in 2009 this location was closed. The Starbucks BUX space (1,800/SF) was sub-leased to Lee's Famous Recipe for the remaining term on SBUX lease which expires in 3/2018 but my seller signed them to a new direct lease which goes until 2/28/2026. This location does very well for this tenant and they've been trying to buy the property but not at a price which is of interest to the ownership. Property is an out-parcel to the Wal-Mart Supercenter in the dominant retail corridor. Five Guys Burgers who's been in the center since 2007 and recently renewed in 2,000/SF through 11/30/2022 and the store was acquired by corporate in 2013. Clearly a good location given the long term occupancy, corporate acquiring this location from the previous franchisee and their recent lease renewal. The third tenant is TCC Wireless d.b.a.
