In July of 2023, former tenant Vons elected not to renew their lease at Barstow Shopping Center and in 2024, 99 Cents Only announced closure of all of its stores. These events have left significant vacancy at the property, which creates, an opportunity for a new owner to redevelop and reposition the Property and generate attractive returns. The 100% leased, 7,136 square foot, adjacent retail property located southeast of Barstow Shopping Center is also being offered for sale. Bids must be submitted separately for each property. However, ownership will accommodate a simultaneous close if a buyer chooses to move forward with both acquisitions.
Barstow Shopping Center is currently 20% occupied and can be acquired at a significant discount to replacement cost, allowing new ownership to invest fresh capital into a comprehensive renovation program that will accelerate leasing and drive rents higher at the Property. After renovating the exterior of Barstow Shopping Center, a new owner can lease the 87,865 SF of vacancy at the property to various tenants, generating additional foot traffic to the remainder of the shopping center in a tight submarket that is more than 95% occupied. The Property represents a rare opportunity to implement an aggressive renovation strategy to generate attractive value-add returns with minimal downside risk.
