About Mojave River Valley
Mojave River Valley is located in the northern portion of the Inland Empire along Interstate 15, connecting Southern California to Las Vegas. Unlike most neighborhoods in the Inland Empire, large-scale industrial development did not begin to materialize until 2018, when the 630,000-square-foot HDO Industrial Park was built in Adelanto. This was followed in 2019 by Big Lots’ development of a 1.35-million-square-foot distribution building and headquarters in Apple Valley.
Logistics has had a strong presence in the neighborhood for some time. Walmart owns a 1.5-million-square-foot distribution building in Apple Valley, Newell Brands leases a 1-million-square foot distribution building in Victorville, and Dr. Pepper Snapple Group leases 850,000 square feet in Victorville.
The city of Adelanto has recently welcomed cannabis production in select zoning districts where commercial activity is allowed, inducing some outsized rents and sale prices relative to three to four years ago. Nevertheless, rents in the area are still about 40% lower than rents in Los Angeles and Orange County.
