The 226± acre Subject Property is part of the larger Potomac Towne Center development (formerly known as Ranson Gateway). The complex also features live thoroughbred racing at a 3/4 mile all weather lighted racetrack with a 3,000 seat grandstand. • 3.2 Million SF Procter & Gamble Manufacturing Plant Under Construction The massive 2.6 million SF initial phase of this nearby facility is under construction; when completed the plant is expected to employ 1,925 people. • 463,000 SF Roxul Manufacturing Plant Under Construction – Roxul selected Ranson after a worldwide site search. The plant is expected to be operational in 2020. • 458,000 SF US Customs Border Patrol Advanced Training Facility –This nearby 224-acre facility trains 8,000+ border patrol agents and other federal personnel per year. The project has been developed in phases; most recently completed was the 173,000 SF dormitory and conference center complex.
