Executive Summary
The parcel prices are on the brochures. The parcels are in a City of Indio “Key Development Zone,” designated as the “North Freeway Commercial Zone.” The area is on the north side along the I-10 Freeway along Ave 42. Lots of new commercial and residential development is taking place in the immediate area. There are four retail shopping centers in the immediate vicinity.

The 11.43ac parcel, an entire block diagonal in front of the Super Walmart store, is zoned regional commercial (RC). It has a corner with a busy signalized intersection, at Ave 42 and Spectrum Street, and the other three corners have stop signs.
