About Darlington

Darlington, located at the western edge of the Tees Valley, enjoys fast north-south and east-west road connections via the A1(M) and A66, while its urban road network enables access to all parts of the UK within legal HGV drivers’ hours. Teesport, the UK’s fifth-largest port, is around 20 miles east of the town centre, making it reachable in around half an hour via the A66. Major warehouse occupiers in Darlington include e-commerce giant Amazon, supermarket Sainsbury’s and kitchen company Magnet.

Most of the town’s larger warehouses are located in the Faverdale Industrial Estate, to the north of the city centre, as well as around Lingfield Point and where the B6279 Tornado Way meets the A66 in the east. New development is focused in the east where Tritax Symmetry and Citivale propose to build sizeable big boxes. Smaller industrial occupiers are catered for by a series of urban industrial estates including Morton Park, Cleveland Trading Estate and Borough Road Industrial Estate.
