DESCRIPTION
The property is located East of I-95, 2.5 Miles West of the Intracoastal Waterway, at the Southeast boundary of the City of Palm Bay, in Brevard County, Florida. The land is bordered by the 26,000 Acre St. Sebastian River Preserve to the South, and the Grant Flatwoods Sanctuary to the North. Location Maps are attached. Our partnership holding includes 1,035 Acres consisting of 760 and 275 Acre Parcels. The 760 Acre Parcel is vacant pasture land, while the 275 Acre Parcel is an active Tree Farm. The property contains little to no wetlands, and is free of environmental issues. In our efforts to gain development entitlements for the property we incorporated the land into the City of Palm Bay. Since then, we have worked with the City toward future development of the property with much cooperation. On October 19, 2010 the City of Palm Bay adopted an Amendment to the Future Land Use Element of the Comprehensive Plan for the Micco Park Village District. See attached Ordinance 2010-62. On April 14, 2011 the State of Florida Department of Community Affairs issued a Notice of Intent to find the plan amendment within compliance. See attached DCA letter. The Comprehensive Plan Amendment and DCA Approval are based on the Micco Park Village District which consists of a Town Center (on an adjacent land owner’s property) and Micco Park South (on our property). See attached Micco Park Village District package which details the mixed use for the properties. In summary, Micco Park South contains 2,691 dwelling units and 234,000 square feet of non-residential development on 1,135 acres. The City of Palm Bay determined an East/West Connector Road known as the St. Johns Heritage Parkway and an Interchange at I-95 and the Parkway are needed to enhance the City’s transportation system. Parkway construction is moving forward in phases, and the FDOT I-95 Interchange Design Build Contractor began construction in early 2017. The Parkway will ultimately extend from the Interchange to Micco Road with the terminus adjacent our property. See attached Interchange Information. Soil Investigations were performed in March 2012 and again in June 2013. In Summary, Test Borings revealed a 20’ layer of Very Good Medium Sand over an average 11’ thick layer of Medium to Hard Rock on the Western 275 Acres (Tree Farm). The Sand may be processed for Mason Sand or Beach Sand, while the Rock can be crushed to produce Road Base Rock. Soil Investigation Information is attached.
