About North Central Suffolk
This part of Suffolk County is approximately at the geographic midpoint of the island, and distributors here service the commuter suburbs of Long Island and the beach towns in the Hamptons and Montauk. The area is bisected by the Long Island Expressway and provides a train connection to New York City via the Long Island Rail Road.
Outside of a few larger tenants, occupiers here include mainly local businesses catering to suburban neighborhoods. UPS is the biggest tenant, with a 220,000-square-foot presence in Farmingville, while Islandaire has a few locations throughout the area. Other businesses include Flagpoles, Rockwell Automation, and Cancos Tile and Stone.
Limited construction has kept vacancy extremely low here since early 2021, though new development activity has increased in earnest in 2024. In addition to the Old Nichols Commerce Center, which was completed in March, the 550,000-square-foot Brookhaven Logistics Center in Medford is expected to open its doors this summer.
