Rita Ranch was a part of Howard Hughes' Tucson sold landings before being sold in 1981 to an investment group in a 13,000 acre bulk sale, then parcelized and resold over the next ten years. Rita Ranch is made up of two sections, divided by the Julian Wash. North of the Julian Wash is a 2,200 acre residential area with commercial nodes at the major intersections. This area is 95% developed, with the last portions of commercial remaining to be completed. South of the Julian Wash is 1,000 acres of industrial property, with restrictions imposed by its proximity to the end of the runway of the Davis Monthan Air Force Base against residential or other high density uses.
