Located immediately to the south of the Subject Property, several large custom estate homes have been built recently taking advantage of this gorgeous view.
The Subject Property is zoned Hillside Residential (HR) which calculates developable area based on terrain. There is no set minimum lot size or density. The total allowable residential dwelling units are calculated based on the total land area within each slope category. In addition, the Subject Property is located within an Equestrian Overlay Zone which supports the maintenance of equine, bovine, and other cleft-hoofed animals. Its general plan land use designation is Rural Open Space which allows a maximum of two dwelling units per acre.
A Biological Resources Study was completed for the Subject Property. It identified habitat area and vegetation worthy of conservation. A copy of the study can be provided upon request.
