Location: The property is located right off and north of US Hwy 26 on the western shoreline of Boysen Reservoir. It’s only about 5 miles west of Shoshoni and 17 miles north of Riverton, WY. Riverton is the county seat for Fremont County and is home to Central Wyoming Regional Airport, a two-year junior college, a full-care hospital, a K-12 school system, and has all your shopping needs with stores like Walmart. Shoshoni is much smaller but enjoys many of the benefits of larger towns, like the fact that it also has a K-12 school. Casper, WY is only 1.5 hours away and is one of the largest cities in Wyoming. Property Description Native Land About half the property is more or less native with small gullies, gentle rocky outcroppings, and wetland areas filled with towering cottonwoods and other native trees. The Midvale Irrigation Ditch runs through it providing stock and irrigation water during the summer months while it’s running. There is an older set of corrals and a smaller granary, both located in an area that would make a very nice building site. The views from this location are awesome and the topography appears well-suited for building. It’s been a while since any livestock have used the property, but it would make a great small acreage cattle and/or sheep operation, or even an equestrian operation would do well there. Farmland The property has 3 separate hay-producing fields that are irrigated using gated pipes and water from the Midvale Irrigation District. The west field is mostly grass with some alfalfa; the east field has a lot of alfalfa, but also grass; the north field is a newer stand of mostly alfalfa. The current harvest amounts are not known but they should be typical of the area respective of the type of forage.) Total annual irrigation cost of $1,773 for 2023 Recreation The fact that this property is located practically in the center of the state means access to all the state’s recreational treasures is no more than a half-day drive. Most notable of these would be Yellowstone, Jackson Hole, Flaming Gorge, Cheyenne (state capital), and Devil’s Tower. But in particular, Boysen Reservoir and State Park are one of the state’s best known boating and fishing destinations and this property adjoins it. The Owl Creek Mountains are just a short drive to the north for day trips, hikes, and other outdoor adventures. The famed Wind River Canyon that cuts through the Owl Mountains is a sight to behold but is also considered one of the best fly-fishing rivers in all of Wyoming, which is saying something. The wild and unruly Wind River Mountains, which frame the views of the skyline to the west (from the property), are a short drive away, as well. If you want to enjoy a fun night out, with big city entertainment and fun, The Wind River Casino and Hotel is only 20 miles south of the Property. But, you don’t need to leave the property to enjoy watching and/or hunting for upland and waterfowl, deer, and small game that all enjoy the cover from the trees and topography, and the abundant water and feed resources. Plus, across the fence to the north is all Boysen State Park, for your recreation and viewing enjoyment. Broker’s Comments The comments above pretty well describe the opportunities that come with this property, but from a general market perspective, this is a unique offering because of its location. The simple fact is that it is next to and overlooking Boysen Reservoir, and it enjoys the viewshed protection of the State Park to the north.
