The owners have had the property vetted by a prominent land planning firm to determine the highest and best use. The land planning firm has determined that prior to any development the property would have to be rezoned to US-1, Intracoastal Waterway Corridor District, a requirement of the Town of Jupiter. Also, the property is located directly adjacent to the Jupiter Riverwalk project. An additional requirement by the Town would be to provide a 25-foot easement on the subject property and to construct a portion of the Riverwalk project. The Riverwalk project was started by the Town of Jupiter as a way of promoting the natural beauty of the Intracoastal Waterway and providing incentives to developers who build accordingly. Incentives such as increased density and intensity uses as well as allowing “mixed use” create greater development potential. Additionally, the property is located within the Jupiter Community Redevelopment Area (CRA) which provides for increased flexibility for the development of the property. The Town of Jupiter’s Code regarding the Waterway Commercial and Entertainment Sub-District provides all of the development incentives based on the criteria the developer must meet. The land planners have determined that if certain development bonuses are attained a mixed-use building totaling 20,381sf of first floor retail and 49,143sf of residential on floors two, three and four for a total or 69,524 SF is attainable.
