1700+ sq, multi-level property with three indoor seating areas and a children's play area and there is also front porch seating available. All furniture, fixtures, equipment and inventory will be sold with the business. The building is currently rented at $1923 a month which expires in July of 2025. We do have first rights for renewing the rental contract upon end of lease. WE have roughly 30k in sales every month. Extra parking lot installed when we opened for a total of 14 current parking spaces.

Competition

There is one other specialty coffee shop in the local area and we have not seen a decrease in sales since they opened their doors. We are the only coffee and wine (hybrid bar) in Carroll County. Our established business is directly off the main road and is easily accessible from both directions.

Growth & Expansion

We have many growth opportunities. We are located right next to an up and coming industrial area which has and will continue to bring many more clients to the local area. Additionally, we have local markets and festivals whom have asked us for pop-ups during events and certain seasons which we have done in the past. A mobile coffee/wine bar is an option that would allow for additional income, as well as additional hours. Being open in the evenings on the weekends with live entertainment and additional menu items is also available.

Support & Training

All coffee and barista training, as well as current operations training can be offered to buyer from seller. We currently receive annual training from our coffee supplier which is headquartered in Baltimore, MD. Additionally, all of our coffee equipment is maintained by the coffee supplier as well.
