Events take up to about 20-30min of my time on the day of, I sign guests in and leave and come back and check guests out. There are plenty of free parking spaces on the lot for guests during the week and even more on the weekends easily 50-60 plus spaces. With all this parking available the complex has approved the use of food trucks for events and they can set up right behind the garage doors that open up so guests can go grab food truck or food cart food. There is also space to have a bounce house which clients ask about for 1st-3rd birthdays. It is approximately 1200 sq ft inside and there is an outside back area for use for events to make more square footage. It fits up to 60 guests inside seated or if you use the outdoor area you can fit up to 80 guests. There is 1 coed restroom inside the venue and 1 mens and 1 womens restroom that is for the complex located about 75 to 100 feet from the venue that guests can use. Most of your neighbors are closed on the weekends which is nice because no need to worry about bothering them with events/parties.

We invested a lot of time and money into the space to turn into a venue (Took 4 months of renovations and 4-6 months before that finding a spot and getting local approval for this type of business and alcohol).

Plus a professionally built website for guests to submit inquiries to book directly through website. There are some other assets which include tables and chairs (Possible some other decor elements have not decided yet if I am leaving them or not).

Has the potential to make good money while not being 9-5 or a 40 hour week type job. Since this is a small venue there are no employees. It is currently ran by myself.

Asking Price Is $40,000

New Owner must be screened and approved by property management company just as if you were to lease the building since you will be taking over the lease. The lease has a little over 2 years remaining and the potential to extend for more at the end of 2 years or you could extend the lease right away if you wanted to make it longer than 2 years.

I will "train" new owner if they want. Got plenty of ideas and I can tell you the current market what is currently working and not working. Mistakes i've made and what not to do. Just useful information for the next owner to have to ensure the best possible start.
