This is an owner operator and runs the business. He's not there too much. I'm pretty sure he does not work 40 hours per week. But he is there most days at least some of the time.

The property is leased. We don't expect a problem with the landlord.

Like every deal...there is a reason to do it and there is a reason not to do it. The reason to do this deal is that the price right. It's very right. Equipment Value! And the techs are in place. They've been at their jobs a while and plan on staying.

The reason not to do it is that this shop has decreased in revenue and the owner just doesn't have the energy to turn it around. At $8,400 base rent...and annual revenue is not enough. You need more to make money. This place needs a leader

Competition
There are two important points to make here: The first is that the current owner is a good businessman. He's run the business profitably for many years. But he is comfortable at the current level of profitability and has not made any effort to increase business. It is ready for a new owner to take the reins and push it to the next level. See Growth and Expansion below. The second point (and it's a big one) is that a good chunk of San Antonio is growing. This shop is located in one of those areas.
Growth & Expansion
Virtually any auto repair shop can be improved upon by implementing a well thought out marketing effort. Shops that are for sale are usually being sold by retiring owners. And retiring owners...guys in their 60s and 70s...have a strong tendency to rely on reputation and word of mouth. They almost never use direct marketing or social media. This business fits into that category. The core business and reputation is strong but needs new blood to push it to the next level.
