This shop is specialty automotive repair. Techs have been there a while and know what they are doing. Property is included. It's a good piece of property and really adds to the value of the entire deal. They are doing pretty good right now...but there is room to do more.

The cash flow reported on this ad is $225k. That is the cash flow for 2023 and does not include a rent payment. It is based on the profitability of the business without rent because this is a package deal with business and property. If you back out a market rent the cash flow is about $175k. We are not selling it that way...but that is the methodology to arrive at a business asking price of $525k...3x the cash flow. Then we added the property value ($1.7m) to arrive at a total asking price.

The shop is eight bay and about 4,800 sf. It's mostly shop with some office and lobby space. It's pretty nice. The buyer could update it...but it doesn't really need it. The location is pretty good in the north Dallas area. It's a specialty European shop so it helps that the demographics are pretty good. Average household income within a mile radius is greater than $100k.
Competition
The owner is a good businessman. He's run the business profitably for many years. But he is comfortable at the current level of profitability and has not made any effort to increase business. It is ready for a new owner to take the reins and push it to the next level. With this location...I don't see how that could be a problem. See Growth and Expansion below.
Growth & Expansion
Virtually any auto repair shop can be improved upon by implementing a well thought out marketing effort. Shops that are for sale are usually being sold by retiring owners. And retiring owners...guys in their 60s and 70s...have a strong tendency to rely on reputation and word of mouth. They almost never use direct marketing or social media. This business fits into that category. The core business and reputation is strong but needs new blood to push it to the next level.
