For $285K sale price, Seller guarantees at least $235K in used sporting goods and outdoor clothing; $20K in fixtures, equipment and supplies at time of sale. Business AND commercial real estate (B-2 zoning) can be purchased for $485K. Real estate includes a 1200sf single-story building (circa 1964) and another 1100sf in out-buildings. The building is not in the best shape, but clearly gets the job done. The out-buildings (appurtenant to the real estate) include pallet racking/shelving and are easy to move around, weather-proof and built-to-last.
Competition
For 'used sporting goods', there really is no local competition to speak of. The other store that offers some used sporting goods is closed from April to October and focuses on NEW RETAIL - WINTER SPORTS ONLY, offering very little in 'used' gear. The next closest competitor is Play It Again Sports, 65 miles away, with 90% new retail and 10% used inventory. Our store is 98% used inventory. There are a few other retailers renting gear, but not offering our variety and our rates are the lowest in the region - our RENTAL market share is growing rapidly.
Growth & Expansion
PROS: DAILY AVERAGE OF 28,000+ vehicles drive by! Retail & RENTALS can be expanded. HUGE UNTAPPED POTENTIAL for camping, hunting, fishing gear, ski/snowboard tuning/mounting/repairs. Current retail hours are just 26 hours per week - expanding those hours could increase sales by 20-30% (like it does during our extended Xmas/New Year holiday hours).
