My wife and I have a very profitable land business. The business model is simple and extremely profitable. Knowing how to build it is not simple. Looking to potentially sell the business to the right person that has the competency and knowhow to operate it.
We buy land at 50% of market value from people who don't want their land anymore. We then repurpose the land and sell it at a much higher price on the open market. So for example, it's very common for us to buy a piece of land for $40k and resell it for $75-90k within a 1 month turn around period. We are currently buying 5 to 10 parcels of land per month and reselling them. Our average monthly revenue is $340,000.
We are currently funding 90% of our own deals and have about $1 million of land in our inventory that we are selling with our own cash.
We also sell land on owner financing terms and have a section of our business that is focused on subdividing larger parcels and selling off smaller pieces at much higher prices.
Land has become an increasingly sought-after hard asset. There's a lot of people that think the world is going down the drain and more and more people are looking to move away from big cities and buy up their own large acreage piece of off-the-grid property. We are finding these properties and bringing them to the open market.
