Bill Smith serves as Vice President of Development and Operations for Real Property Specialists, Inc. He brings more than 20 years of commercial real estate experience to his position with Real Property Specialists and has been with the company since 1995. Mr. Smith has been instrumental in the success of the developments of Real Property Specialists and its affiliates, totaling nearly half a million square feet in 16 shopping centers to date. Development activities include the following:
Negotiate leases between leasing agents and owners (serve as owner’s representative)
Preparation and negotiation of offers and purchase and sale agreements for all of the company’s development sites
Preparation of all in-house proformas and feasibility analyses
Coordination and supervision of all due diligence and associated contracts with companies performing due diligence and development services (surveyors, soil testing companies, engineers, architects, general contractors, etc.)
Securitization of construction financing/supervision of collecting all due diligence items required of construction lenders
Once stabilized, responsible for handling all aspects of securing permanent financing including negotiation of loan documents
Additional responsibilities include:
Project coordination between tenants and the company’s partners/owners, financial institutions, property management team, and attorneys
Day to day operation of Real Property Specialists and its many different divisions: leasing, sales, property management, and administration
Prior to serving as Vice President of Development and Operations, Mr. Smith was a leasing and sales associate completing transactions involving many national and regional tenants including Regions Bank, Starbucks, La-Z-Boy, McDonald’s, Aldi, Longhorn Steakhouse, Denny’s, State Farm Insurance, Mattress Giant, Save-A-Lot, Quiznos Subs, to name a few.
Mr. Smith is a graduate of the University of Florida with a Bachelor of Science Degree in Business Administration (Marketing) and is a licensed Sales Associate and active member of the International Council of Shopping Centers.
