Chad DeBolt, as Managing Director & Principal, is fully immersed in all aspects of the firm’s operations, including investment strategy, acquisitions, capital raising, leasing activities, and the execution and management of the firm’s portfolio. Chad leverages his extensive cross disciplinary skill set and network spanning the financial and real estate public and private markets to assist in establishing Saxum’s unique investment strategies and risk management processes. Since joining Saxum shortly after its founding, Chad spearheaded the firm’s capital markets efforts resulting in $250 million+ in equity that have funded multiple investment vehicles ranging from multi-asset funds to single asset private placements. As a result, Saxum has been able to acquire/develop 35+ assets representing over 6 million+ SF and over $1 billion in capitalization across investment verticals including multifamily, industrial, office, healthcare, retail and student housing. Chad’s extensive knowledge of the Opportunity Zone (OZ) legislation enabled Saxum to take an active leadership role in the OZ fund space, and in mid-2018, Saxum announced one of the first OZ funds in the nation. Saxum’s first mover advantage in the OZ allowed the firm to secure attractive projects across multiple geographies, which quickly fueled Saxum’s growth and national expansion initiative. Chad has spoken on multiple OZ panels to date, and he is the author of numerous white papers on the program. Recognized by Forbes for early OZ involvement, Saxum was named a Top 25 Opportunity Zone Influencer in the Fund Managers & Developer category for 2019 and 2020 by the Opportunity Zone Expo. Prior to Saxum, Chad spent 13 years at three major global investment banks trading multiple fixed income securities across the mortgage and rates markets. During his trading tenure, Chad was a trusted client liquidity provider, and he remained consistently profitable throughout historically volatile financial markets.
