Cheryl became a licensed Real Estate Sales Representative in September 2016. Only 2 years later she successfully obtained her Broker license. Cheryl graduated from the University of Guelph in 2014 from the Bachelor of Commerce program majoring in Real Estate and Housing. This is one of the few undergraduate programs in Canada that specialize in the real estate sector. It takes a multidisciplinary approach to the study of residential and commercial/investment real estate covering the development, financing, valuation, market analysis and management of real estate, which are taught in the context of economic, legal, political and social factors. From 2014-2016 Cheryl worked for a private developer that owns a large portion of land within the Salem Landowners Group as well as thousands of acres throughout the Greater Toronto Area (GTA) and Simcoe County. Her role with the company was “Real Estate Development Coordinator and Property Manager”. She managed and directed company lawyers, planners, surveyors, and municipal representatives. She has assisted with development plans and development agreements, coordinated and attended landowners meetings and council meetings, managed and directed with tender documents, contract awards, construction and payment processing. One of the projects she successfully completed was a 400,000 sq. ft FedEx Distribution Center in the City of Vaughan. Cheryl managed the Commercial and Residential portfolio for this developer, consisting of approximately 200,000 sq. ft. of commercial/industrial space, 30 farm leases and 2,000 acres of vacant development lands. Cheryl worked on property sales and leasing space within the GTA and Simcoe County. She managed tenants, contractors, building maintenance, tenant issues and all other day to day activities. She developed and implemented budgets and cost saving measures and managed the contracting for leasehold improvements of five office/commercial tenants with a budget of $1.2 million. Since becoming licensed in September 2016, Cheryl expanded her experience in leasing and sales of industrial, office and commercial real estate. She has been involved in many transactions representing Landlords/Sellers and Tenants/Buyers. Cheryl was successful in obtaining the leasing contract for the Royal Court Medical Centre, a 3 building Medical/ Office complex in Barrie. She has been responsible for leasing phase 3 of 30,000 sq. ft. Cheryl has successfully negotiated leases for a number of new tenants including space planning to suit tenants needs.
