Since joining the firm, Derek Graham has built a strong track record in investment sales. An executive managing director of the firm’s Capital Markets Group (CMG), Derek has established himself as one of the nation’s best mid-market investment brokers for transactions in value of $5 million to $50 million, completing numerous sales of office, industrial and triple-net retail investment properties locally and nationally. Historically, Derek has also extended his investment sales expertise to his corporate tenant clients via sale-leaseback transactions. Most notably, in 2002 Derek represented Qualcomm in their 144,000 square-foot acquisition in Campus Point, San Diego. He also represented Titan Corporation’s 112,000 square-foot sale-leaseback in Simi Valley. In 2003 and 2004, Derek earned exclusive listings from PETCO on a 282,000 square-foot, portfolio sale-leaseback of 13 properties. He also represented HEI in Boulder, CO on its 150,000 square-foot facility and finally NCF on its 132,000 square-foot sale leaseback in Durham, NC. To complement his investment, user and sale-leaseback practice, Derek has developed a strong reputation in 1031 tax-deferred exchanges by working with clients on the sale of their properties and providing exclusive representation through the 1031 tax deferred exchange process. With many complexities, this includes evaluating 1031 property fee purchases, tenant-in-common (TIC’s) opportunities and syndications. Prior to joining the firm, Derek was a managing director at Insignia/ESG for two years and first vice president at CB Richard Ellis for 16 years. While studying at Princeton University, Derek was a three-time, first-team All-Ivy wide receiver and subsequently a free agent wide receiver with the Dan Fout-led San Diego Chargers.
