The Director, Store Development is responsible for the overall management of new site selection and execution for all OSJL locations. The Director, Store Development is also responsible for co-managing and developing the Real Estate team.
-Manage the OSJL store lease, Purchase and Real Estate process from selection to execution for all OSJL store locations
-Actively manages site sourcing, and store site selection
-Source and qualify site opportunities by utilizing trade area optimization, POS zip code studies, site analysis, market research, sales forecasting accuracy, cannibalization modeling, and performance post-auditing
-Works jointly with the Director of Construction and Property Management along with the Director of Tenant Leasing on purchases and renovation of all new and existing owned locations
Assist in the resolution of contractual issues through deal closing, including all stages of approval (from application and evaluation to contract signing and store opening)
-Assist in post purchase/lease renewals, default resolution, shopping center valuations and other matters
-Assist with marketing of new store advertising and marketing plans
-Manage and cultivate relationships with external brokers and real estate community and execute weekly “Activity Reports”.
-Keep abreast of market/industry trends, economics, governmental processes and legal parameters.
-Communicate regularly and effectively with project team providing routine updates and proactively identify upcoming deadlines that affect the team.
-Ensure all ICSC events, brokerage networks, REITs, and LLs consider OSJL as a possible fit.
