Gabe Graumann, CCIM, represents his clients – both buyers and landlords – in the acquisition and disposition of retail properties, redevelopment opportunities, and mixed-use with a value-add component. Graumann possesses extensive real estate skills in contract negotiations, investment analysis, and commercial property and asset management.
Graumann has more than 20 years of retail and mixed-use commercial real estate experience with firms in Washington and Arizona. Graumann spent 8 years with KW Commercial in Everett, Washington, and 13 years with Connwill Management and Connwill Inc. in Lynnwood, Washington. Graumann began his career in his grandfather's commercial development and property management company, Connwill Inc., in the Seattle and Puget Sound regions. Initially starting in property management, he excelled in asset management and eventually took responsibility for the asset management of the family’s portfolio, finding his passion for the brokerage services side of the business. In alignment with the company’s exit strategies, he successfully positioned its properties for sale based on market conditions, completing the final sale of the family portfolio in 2007. Graumann has represented clients nationwide, successfully closing more than $300 million in real estate transactions.
Mr. Graumann's father was an early employee of Connwill, acting as a superintendent and project manager for seven years before leaving Connwill in pursuit of his own passion, owning his own business as a general contractor focused on residential remodels. With memories of visiting job sites as a child of both his father and grandfather, Gabe was raised with an awareness that anything could be built over time.
Gabe joined Connwill in 2003 and started in the property and asset management side of the business. Reading retail leases, meeting with tenants, walking properties and roofs, and analyzing operating expenses is where he cut his teeth. In 2005, Gabe became a licensed real estate broker in Washington state and began taking on non-partner clients who needed asset management assistance. The portfolio grew to an impressive half million square feet of commercial retail, mixed-use, small industrial and self-storage properties located from downtown Seattle to the Canadian border in the north.
After participating in the disposition of the entire Connwill portfolio by 2007, Gabe opened his own asset management company named Connwill Management, LLC, continuing to provide asset management and brokerage services to individual investor portfolios and accredited investors. Connwill Management later became Commercial Real Estate Solutions LLC, with a stronger emphasis on investment brokerage services to clients throughout the West Coast.
Now, having managed portfolios of more than 1 million SF, and personally brokering more than $300 million in real estate transactions, Gabe holds active real estate licenses in Washington and Arizona, actively assisting buyers and sellers in search of investment properties with often overlooked value-add opportunities.
Gabe’s passions extend beyond the office walls. He loves spending active time with his wife, Joleen, and their four children, where you will often find them hiking a mountain trail, exploring a backroad town, or golfing at one of the many fabulous courses the West Coast has to offer. You may even catch him on TV while "on bag" for a LPGA or Epson Tour professional as a golf caddy, a hobby made possible through the numerous relationships he's built over the years.
