Executive Vice President with JLL, Gregg Metcalf leads multiple national IPS (Integrated Portfolio Solutions) accounts for international corporations advising on strategy and overseeing lease administration and transaction execution worldwide. Utilizing both JLL’s tools and talent, Gregg provides strategic solutions and portfolio optimization initiatives to a diverse range of clients with global portfolios. Gregg structures and implements creative office portfolio strategies, with an approach rooted in analytics and strategic planning that includes comprehensive financial analysis focused on balance sheet implications, business plan objectives, and demographic analysis that optimize a client’s real estate locations, use, and cost structure. The process encompasses much more than real estate and aligns Gregg and his clients as a long-term strategic partners. Gregg is a cross trained (landlord/developer and Tenant) real estate advisor/transactor with over $750 million in completed real estate transactions with over 25+ years of identifying and executing value-added real estate transactions for private, corporate and institutional clients on both the landlord and tenant sides of the transaction. Gregg has solved many complex challenges for office space occupiers with creative approaches to leases, purchases, build-to-suits, and government incentive packages. Gregg’s combination of landlord and tenant strategy, landlord investment perspective, development perspective, and tenant advisory skills provided unique capability to deliver transparent real estate insight of both sides of a transaction which drives real business value to clients. Since 1996, Gregg has focused on assisting landlords and tenants to identify new markets, perform acquisition studies, and refocus corporate resources to increase return on investments. As a past representative for both landlords and tenants Gregg’s ability to understand both sides of a transaction benefits his tenant clients extensively.
