Mr. Harvey joined Harvey, Hanna & Associates, Inc. (HHA) in 2004 and currently serves as President of Big Box Buildings, an HHA start up affiliate construction firm and Vice President of Property Management and Construction Services for HHA.
John is a Commercial Property Manager (CPM) Candidate with the Institute of Real Estate Management (IREM), an internationally recognized distinction within the commercial real estate industry. Since joining HHA in 2004, his focal areas of experience in the disciplines include property management, land acquisition, disposition, site development, project management, leasing, construction design, land-use planning, permitting, finance, and construction. Specifically, Mr. Harvey assisted in HHA’s development of commercial office, industrial, retail, mixed-use, and hospitality projects, with special emphasis on scalable re-development.
Among his operational responsibilities, Mr. Harvey negotiates leases and construction contracts for tenant improvements and capital building improvements. Concurrently, he handles project permitting, awarding of building contracts, and supervises performance by contractors, including preparation of budget variance analyses. Mr. Harvey coordinates with counsel and the liability insurance company on insurance and lease matters on properties in the Harvey Hanna portfolio. Mr. Harvey is responsible for monitoring development projects, overseeing due diligence inspections of acquisitions, and coordinating value-add capital improvements for Harvey Hanna.
Previously, in his property management role, Mr. Harvey’s responsibilities included helping to navigating HHA’s 3 million square foot commercial property portfolio through the 2008 Financial Crises during which HHA was able to maintain, and expand, its tenant base. HHA was able to maintain >90% occupancy rate across its portfolio of commercial space during the economy downturn of ’08-’12. It was during this difficult period of time that HHA solidified its reputation as an industry leader in customer service and high tenant retention/renewal.
In his capacity as President of Big Box Buildings, Mr. Harvey is leading a startup business unit for HHA. HHA has expanded its +20 year relationship with Nucor Corporation with the 2018 advent of its new business, Big Box Buildings, and has now become a Nucor Authorized Builder selling metal building solutions to the Mid-Atlantic region. Nucor is a $17B/yr., publicly traded company (NUE).
Mr. Harvey is a member of Institute of Real Estate Management (IREM) where he holds the designation Certified Property Manager (CPM) Candidate, the International Council of Shopping Centers (ICSC), American Planning Association (APA), Urban Land Institute (ULI), Building Owners and Managers Association (BOMA), the George Washington University Career Network Center, the Advisory Council for Goodwill Delaware & Delaware County, and a past member Board of Directors with Goodwill DE & DE County (’06-’12). He holds a Delaware Real Estate License and is a member of the New Castle County Board of Realtors.
Mr. Harvey received his B.S. from the School of Business at the George Washington University where he interned on Capitol Hill in the Front Office of U.S. Senator Joseph Biden during his undergraduate years. He is currently a Master’s in Real Estate candidate at Georgetown University. John resides in a suburb of Wilmington, Delaware.
