Les Smith is a real estate professional with more than 25 years of expertise in all areas of commercial real estate. He possesses strong negotiation skills and has experience representing both sides of a transaction. Mr. Smith rejoined C&W in 2012, having spent 16 years with the firm as a broker, salesperson and corporate services transaction manager. Working on the corporate occupier side of C&W’s AT&T and Lucent Technologies (now Alcatel-Lucent) accounts, he was responsible for identifying real estate opportunities throughout the northeastern portfolio; preparing real estate market analysis reports; orchestrating and participated in legal review of all real estate documents; preparing weekly and monthly project updates and reports; preparing timelines and coordinating construction and relocation for new facilities; mediating landlord / tenant disputes; assisting in obtaining approvals and permits for new facilities; negotiating business and legal terms for lease and sale transactions; and supervising field brokers. Prior to re-joining C&W, Mr. Smith served as Land Acquisition Manager for K. Hovnanian Homes in Edison, NJ. Here, he was responsible for developing new opportunities for residential development; preparing business cases, working with all disciplines within the company; assisting with financial analysis for new and existing projects; preparing detailed competitive market studies; determining product mix for communities; negotiating business terms of real estate transactions; and assisting in the development of marketing plans.
