Professional Expertise Mike Catalano joined Savills in 1993 with six previous years of experience at Grubb & Ellis Commercial Real Estate Services. In addition to running Studley’s West Los Angeles office, Mike has built a reputation as one of the leading tenant representatives in the Los Angeles area. Mike is frequently quoted in the Los Angeles Times, Los Angeles Business Journal, and Commercial Property News. His performance continuously yields results in innovative and sound transactions that are economically and functionally beneficial to his clients.
The scope of Mike’s services ranges from facility requirement evaluation, to strategic planning, to the implementation of real estate documentation. Relocation, renewal, lease renegotiation, subleasing, expansion, and facility downsizing are also among his areas of expertise. Mike personally conducts analyses of facility options that may include leases, sales, joint ventures and build-to-suit alternatives. Through his personal evaluation of requirements, alternatives, and solutions, he is able to maintain the level of service required to exceed the expectations of his clients.
In one notable transaction, Mike represented Troop Meisinger Steuber and Pasich, LLP in a market where large blocks of available and future expansion space had become scarce. The transaction provided the fast-growing firm over 78,000 square feet of option and right of first refusal space. Mike also assisted in the negotiation of a “lease surety bond” that was used as the primary securitization for the landlord’s costs of the transaction which allowed the partners to avoid any personal liability while the lease bond was in place. The bond marked the first time that such an instrument was used to additionally secure an obligation of a real estate transaction in Los Angeles. Mike was instrumental in the negotiations between the insurance carrier and the insurance broker that brought the surety bond, and eventually the lease, to completion.
Mike was also retained by Foley and Lardner to devise a strategic plan and manage transactions throughout the United States. The strategic planning aspect encompasses the development of standards for office space requirements and establishes parameters for leasing contracts. Transaction management is the implementation of a strategic plan for lease renewal, relocation, expansion, and new sites as a result of mergers and acquisitions. Since January of 2000, Mike has been involved in over 350,000 square feet of transactions with Foley & Lardner. Activities & Achievements Mike teaches a class in public high schools on domestic violence and is a board member of Break the Cycle, a national organization dedicated to engaging, educating and and empowering youth to build lives and communities free from domestic violence. Education Mike received his Bachelor of Science degree in psychology with an emphasis in business administration from the University of California at Los Angeles (UCLA).
