Paul Richter is a Vice President for Dallas-based Bradford Companies. He is responsible for transaction management, leasing and sales of commercial land, office, industrial and retail properties, representing both purchasers and sellers, as well as tenants and landlords. Paul has spent his career as a commercial real estate broker concentrating his efforts in the north Texas market. He is especially effective in value enhancement through the repositioning of projects utilizing strong leasing skills and identifying potential changes of uses/tenants. Paul began his career representing buyers and sellers of land for apartment and retail developments, then transitioned to selling the completed developments. He was also involved in the rezoning of land for development in several municipalities in the Dallas-Ft Worth area and acted as trustee for several purchasers. Paul has been responsible for leasing retail shopping centers located throughout North Texas, working on REO properties for various lenders. Working with purchasers, he evaluated income-producing properties, created marketing plans, managed and leased retail, office properties and a regional mall. Paul leases traditional and medical office properties, as well as flex/office/warehouse and retail buildings. During the pandemic, Paul was able to keep the retail and office properties he was responsible for leasing at 95% occupancy by working with the tenants and landlords. The retail properties are now at 100% occupancy. Paul was asked to serve on the Inwood Road Special Area Study Task Force for the City of Addison, Texas. Paul has been involved in the ownership, both in partnerships and as sole owner, of multi-tenant residential, office, industrial and retail properties in Dallas and understands both the tenant and landlord side of the commercial real estate transaction process. Paul is a member of the North Texas Commercial Association of Realtors (NTCAR), and is a licensed real estate Broker in the state of Texas. Paul is a member of Preservation Dallas and serves on the Preservation Issues Committee. He is a member of the Dallas Museum of Art, the Dallas Historical Society, the Dallas Holocaust and Human Rights Museum and the Urban Armadillos.
