Randy Merrill is a Senior Vice President of CB Richard Ellis (CBRE) and a leader of the firm’s Atlanta office tenant representation group. A native Atlantan, he has more than 30 years of commercial real estate experience, including four years as a practicing commercial real estate attorney. Merrill's clients benefit from the combination of his legal background and extensive experience representing both tenants and landlords - his broad background, comprehensive education and in-depth expertise provide him with a unique multi-dimensional perspective. Merrill’s clients include the Southern Company, Prudential Capital and Prudential Bank, Viacom International, Disney, Eastman Kodak, The Home Depot, and The State Bar of Georgia. His value-added approach is evidenced by a complex transaction structured to meet the needs of American Business Products. For this headquarters transaction, Merrill arranged a tax-deferred exchange of a corporate property for the ground beneath a Class A building, a 99-year unsubordinated participating ground lease, and a 20-year lease for 40,000 square feet. Merrill also represented Home Depot USA in the researching, identification, and negotiation for the site of its 1.5 million-square-foot corporate headquarters. Prior to moving exclusively into tenant representation, Merrill captained the CBRE team leasing 2100 RiverEdge for the developer Wilma Southeast. He also was Trion Group’s exclusive agent in leasing both phases of the 600,000-square-foot Paces West project. Merrill has consistently been recognized by CBRE and within the industry for his skills and service, winning repeated “Transaction of the Year” awards and being named the “Top Professional” in the Atlanta office on numerous occasions. He has been a frequent member of the firm’s Colbert Coldwell Circle, an exclusive honor for the top 3% of CBRE’s professionals. He served as a member of the firm’s National Tenant Advisory Services Council and the National Brokerage Operations Advisory Council. Merrill has received the “Office Transaction of the Year” award from Ernst & Young and the Atlanta Business Chronicle, has been featured in Real Estate Forum as one of the “Top Tenant Rep Brokers in the Country,” and has been ranked as the premier office brokerage professional in Atlanta by the Atlanta Commercial Board of Realtors. Merrill has earned the Senior Leader in Corporate Real Estate designation and the Master of Corporate Real Estate with Honors from CoreNet, the corporate real estate industry’s leading professional organization. He is a member of the State Bar of Georgia and has earned the prestigious CCIM designation from the National Association of Realtors. Merrill earned his B.S. degree in Business Administration and Accounting from the University of North Carolina, and his J.D. degree from the University of Georgia Law School, from which he graduated Magna Cum Laude as a member of the Order of the Coif. Merrill is currently serving on the Mayor’s Commission to End Homelessness in Atlanta. With the United Way, he is a member of the Foundations Committee, the Alexis DeTocqueville Society, and Chairman of the Capital Assets Protection Fund. For the Westminster Schools, he has served on the Alumni Board and the Development Committee and has been awarded the Alumni Service Award. The Merrill’s initiated the “Romanian Children Artists” program in Atlanta. They brought 23 Romanian children to Atlanta for two 3-week programs and funded a full scholarship for a Romanian student to attend college in the United States. Achievements In one notable transaction, Merrill represented American Business Products in the location and negotiation of its corporate headquarters facility. This transaction required Merrill to structure a complex tax-deferred exchange of two corporate properties, a 99-year unsubordinated participating ground lease and a 20-year space lease for 40,000 sf. Merrill also represented Home Depot USA in the researching, indentification and price negotiation of the alternative sites for its 1.5 million square foot corporate headquarters. Prior to moving exclusively into tenant services, Merrill captained the CBRE team leasing 2100 RiverEdge for Wilma Southeast. He also was Trion Group's exclusive representative in leasing both phases of the 600,000 sf Paces West project.
