Rick Doolittle is an Executive Vice President at Colliers International. Rick was a Partner in the Brokerage Services division of MHP Real Estate Services most recently. Mr. Doolittle has been a member of MHP since 2002. Since 2010, Richard has been the head leasing agent for the LH Charney Associates’ New York real estate portfolio which is comprised of 1410 Broadway and 1441 Broadway totaling 1,200,000 square feet. For the past nine years, Mr. Doolittle has been the leasing agent for 30 Broad Street, a 500,000 square foot building in the downtown market. Rick is also leasing agent for 180 Maiden Lane, a 1,200,000 glass office tower. Mr. Doolittle is an accomplished Landlord’s agent who has been the leasing agent on 22 buildings during his career. Richard is well recognized for his achievements as leasing agent in downtown buildings. In 1988, he leased the entire 135,000 square feet of space available at 55 Wall Street in just three months. This was during a period when few transactions were being consummated in the financial district due to the stock market crash in the fourth quarter of 1987. As the leasing agent for 17 Battery Place, he leased 600,000 square feet of available space in the late 1980's bringing the vacancy rate of this 1,200,000 square foot complex below 10%. In 1992 he was hired as the leasing agent for both 111 & 115 Broadway. 115 Broadway was 100% vacant at the time. Implementing a pre-built program in a two-year period he reduced the vacancy rate to 2% on both buildings. In his 12 years as the leasing agent, neither building had higher than a 5% vacancy rate and one was selected Building of the Year by BOMA in Year 2000. Additionally, Mr. Doolittle has been the leasing agent for the following buildings downtown: 59 Maiden Lane, 123 William Street, 80 Broad Street, 40 Fulton Street, 30 Broad Street, 55 John Street, 90 John Street, 84 William Street, 17 Battery Park North and 17 Battery Park South. Mr. Doolittle is also an accomplished tenant representation broker. His vast experience in negotiating hundreds of leases has made him an expert in the comprehension and dissemination of each aspect of a leasing transaction. His corporate client list includes recognizable firms such as: GE Capital; International Longshoremen’s Association; New York Shipping Association; Citibank; Republic Bank; U.S. Trust; North Island Group; Pantone, Inc.; Atlantis Insurance; Transamerica Insurance; Market News Service; Empire Office Equipment; Dublirer Haydon, Esq.; Wilentz, Goldman & Spitzer; Weitz & Luxenberg; Abrams, Gorelick, Friedman & Jacobson, PC; Wade Clark Mulcahy and many other law firms. His vast experience as an Owner’s representative has given him extensive knowledge in the areas of construction costs, management and lease negotiations. His ability to identify hidden profit centers for landlords is a unique benefit for his clients and has resulted in substantial savings in tenant representation. Mr. Doolittle holds a Bachelor of Arts degree in Marketing from Tampa University. He is a member of the Real Estate Board of NY.
