He is experienced preparing and overseeing all retail investment recommendations, assuring all financial, market and risk analysis is communicated to an Executive Committee. Mr. Rahaeuser is experienced in corporate credit assessments including determining borrower creditworthiness, evaluating liquidity and refinancing risks, and susceptibility to credit deterioration. He evaluates investments and investment returns based on discounted cash flow and third-party leverage with analyses including portfolio impact and tax implications. Mr. Rahaeuser's commercial real estate transaction experience includes sale-leaseback, power center, grocery anchored retail and single tenant retail investments opportunities located across all markets within the U.S. He maintains a strong knowledge of investment strategies and works closely with acquisition leaders in the execution of investment strategies in addition to understanding and keeping abreast of market dynamics and trends, and incorporating professional research in analytical activities. Mr. Rahaeuser develops and maintains external relationships with key market participants, investment and leasing brokers, and lenders, and he possess a strong knowledge and understanding of the acquisition process including valuation, legal structures, finance, and joint ventures structures. With a strong analytical foundation, he is skilled in Argus and has experience evaluating financial statements and incorporating an opinion on credit worthiness into risk evaluations. In addition, Mr. Rahaeuser performs physical site inspections and incorporates site selection criteria into investment decisions.
