Steve Holmberg is Senior Director with Cushman & Wakefield and has spent over 30 years in the business. Steve spent his first eight years in the business as a leasing representative leasing such high profile properties as 181 W. Madison, 200 W. Madison, 77 W. Wacker, and Triangle Plaza. In the next ten years, Steve ran the Chicago operations for both a public real estate company (Duke Realty Corporation – 1997-2003) and a private real estate firm (S.N. Phelps Realty – 1993-1997). Steve joined Cushman and Wakefield in December of 2003. Since joining Cushman & Wakefield, Steve has transitioned into one of the few Chicago area brokers to handle both landlord representation and tenant representation. Tenant rep clients include Abbott Labs, AbbVie, Thomson Reuters, Pfizer, Unilever, United Technologies, Lowe’s, Skanska, KPMG, Aramark, Adidas, Kraft, Mondelez, Harvest Bible Chapel, Lemme Insurance and many others.
While at Duke Realty, Steve was responsible for the overall bottom-line of the Chicago business unit. He not only oversaw the leasing of the company’s Chicago portfolio but also was ultimately responsible for Chicago area acquisitions and dispositions, as well as being in charge of the development of new office product. Five new suburban buildings were developed during Steve’s tenure at Duke totalling in excess of 750,000 square feet. All five developments were more than 95% leased well ahead of pro-forma and two of the properties were sold shortly after lease-up for a total profit of more than $10.5 million. While at Duke, Steve and his team were responsible for more than 2,000,000 square feet of leasing and over 1,000,000 square feet of acquisitions. The team was nominated for five separate awards (including developer of the year, development of the year and office transaction of the year) at annual awards ceremonies.
Overall, Steve has represented numerous owners in leasing up more than 50 buildings in both the city and suburbs. Highlights include directing the leasing efforts at 208 S. LaSalle when it was acquired for $12.5 million and was 45% leased. Within four years, 650,382 square feet had been leased and the building was sold for $62.4 million.
Because of his well-rounded background on the ownership side and the tenant side of the table, Steve brings a unique ability to understand all angles of even the most complex transactions in order to help his clients achieve their goals.
