Over the last twenty-seven years, Mr. Kopecko has developed a solid foundation in commercial real estate development. He is a licensed commercial real estate broker and a licensed commercial architect who has successfully owned and managed his architectural and construction/project management companies for over seventeen years.
Mr. Kopecko has been the “Architect of Record” for millions of square feet of development projects, including retail shopping centers, commercial office buildings, and industrial centers. He has master planned over 6,000 acres of real estate developments from small-scale shopping centers to masterplan communities. He has been the recipient of several architectural design awards during his career, including the 1995 California Distinguished Project Award from the Western Council of Construction Consumers for Pacific Bell's Network Operation Center . The Network Operation Center is a $70 million, maximum security, high-technology communication facility that acts as the “mainframe” for all telecommunications throughout the states of California and Nevada .
During Mr. Kopecko's architectural tenure, he has provided professional architectural services for some of the largest commercial real estate brokerage companies, major health care facilities, national corporations, construction firms, and the California state government, including the California State Capitol building.
Mr. Kopecko has administered the construction contracts for many Type I, II, and III building projects and acted as the negotiation liaison between design/engineering teams, general contractors, project owners, government agencies and community groups. He has also been involved as a principal architect in the administration of design/build project teams, multi-million dollar building projects, national prototype building programs and “fast-track” construction projects. His experience in “I” occupancies and government buildings has helped him build expertise in state and federal building codes and governmental agency reviews, including OSHPD, DSA, GSA, ORED, SFM . Mr. Kopecko's architecture firm was the first to computer-diagram the original documentation details and format under ADA compliance for the State of California .
In 1996, he sold his practice to MPR, Inc., a national retail architecture firm with over 150 employees, and became a principal in the company. He provided oversight on multi-million dollar project budgets and building programs to maintain costs, and to ensure quality and project time completion. He worked with various national retail/commercial companies in the nationwide implementation of prototype retail stores, providing site design development and working on store openings, including Extended Stay America Hotels , Office Depot , Nob Hill Supermarkets , and Walgreens .
In 1999, Mr. Kopecko chose to pursue his interest in real estate development and joined Saca Development, Inc. as Vice President of Development. He managed ground-up real estate development projects and oversaw project management to direct all phases of development, including entitlements, land and project planning, project specifications, conceptual design work, architectural drawings, scheduling, budgeting, submittals, permits, and quality assurance. He also coordinated lease space and tenant improvements with various national retail requirements for OfficeMax , See's Candies , Party America , Kinko's , and Chipotle Restaurants .
In 2001, Mr. Kopecko joined Tower Development Corporation as Vice President of Real Estate & Development Services. He served as the Broker-of-Record for Tower Realty Group, a subsidiary of TDC. While serving at TDC he focused on business development, new project designs, tenant leases, sales transactions, and build-to-suit proposals. His clients include Arizona Tile, Factory Motor Parts, ABS Systems, Toyota USA , and Alfa Laval.
As a California-licensed real estate broker (#01340819), Mr. Kopecko has negotiated leases and sales for many commercial properties. He specializes in “large box” industrial, office, and retail developments. He is a California-licensed commercial architect (#C15757) and is a member in good standing for many years with NCARB (#47154), the National Council of Architectural Registration Boards. This distinguish designation allows Mr. Kopecko to gain reciprocity licensing through-out the United States and Canada .
Mr. Kopecko holds an Associate of Arts degree from Pasadena City College and earned a Bachelor of Architecture degree from California Polytechnic State University at San Luis Obispo in 1981. In 1980, he was selected to study architecture abroad in the prominent Ecoles Des Beaux-Arts School in Fontainebleau , France .
