Tom was born in New York City as a first generation American to Czech parents. They soon moved to New Jersey where Tom grew up on White Meadow Lake and later graduated from Morris Hills High School in 1991. He went on to Purdue University where he received his B.S. in Mechanical Engineering.
After graduating from Purdue, he took a management role at Abbott Laboratories where he learned the ropes of Corporate America. Two years later he returned to the engineering world at Hill Mechanical, the largest HVAC contracting firm in Chicago. During his eight years at Hill, he was not only exposed to the entrepreneurship associated with a family run business but gained valuable experience managing large commercial construction projects throughout the Chicagoland area. After eight years, he realized his true calling was in the ownership side of real estate development.
In 2005, Tom joined a national build-to-suit developer focused on small retail pad sites and large industrial warehouses, where he held many roles throughout his nearly 17 years from Managing Director of Development, Managing Director of Information Systems, Managing Director of Business Development and most recently, Project Principal charged with sourcing deals. During his tenure, Tom has been an integral part of hundreds of deals completed by the developer and has gained tremendous experience along the way.
The entrepreneurial nature of that family run business has given Tom the opportunity to not only lead but learn first-hand each and every aspect of the development process from negotiating contracts, conducting due diligence on sites, engaging and managing consultants, perfecting lease negotiations and managing the entire site development process start to finish. This culminated in his final role as Project Principal charged with sourcing new deals for the company seeing them through from site selection to successful tenant occupancy. Tom is personally responsible for the generation of over $96,000,000 in profits during his role as Project Principal. Tom would say the most critical aspects of any development are budget and schedule.
Since his mid-20’s, Tom had dreams of running his own business someday, so in 2022 he decided to join forces with his wife Sasha and they formed Cervenka Development Partners. Both Tom and Sasha are laser focused on leveraging their unique skills and their long history of experiences to successfully and profitably joint venture with eager land owners and savvy investors.
