Trigg Splenda's real estate brokerage career officially began in 2005 when he started selling San Francisco investment properties for the San Francisco office of Marcus & Millichap. Trigg’s exposure to real estate came at a much earlier age as his family’s been in real estate business for decades. In his first year of San Francisco brokerage, Trigg won Marcus & Millichap’s prestigious “Rookie of the Year Award.” In 2009, Trigg was recruited to join and became an integral part of the Alain Pinel Investment Group. During 2013, Trigg was promoted and given the title of Senior Investment Advisor. Most recently in 2019, Trigg joined the Compass Commercial division. Over his brokerage career Trigg has set multiple individual sales records for his clients: • Highest price per square foot sold for buildings 7+ units in 2007: $7.55M - $635/ sq. ft. for 345-347 Green Street, 14 units, Telegraph Hill • Highest premium of all buildings sold over 7+ units in 2012: 19.24 times the gross income for 2757 Polk Street, 7 units, Russian Hill • Highest gross sales price achieved for a 8 unit in 2013: $4.625M-$578,125/unit for 1441 Montgomery, Telegraph Hill • Highest gross sales price achieved for a 12 unit in 2013: $5.65M -$470,883/unit for 3010 Buchanan Street 12 units, Cow Hollow • Third highest gross sales price for a 6 unit building in 2013: $3.675M - $612,500 unit for 40 Cervantes • Marina District Most Active Apartment Broker November-2014 to January 2015:$75M in Sales Volume In addition to setting sales records, Trigg has demonstrated his ability to handle difficult real estate transactions, such as selling a 7 unit apartment building in Russian Hill which involved seven family members who weren’t on speaking terms. Further, Trigg’s encountered and resolved almost every possible real estate scenario overcoming buildings with deferred maintenance, poor management, contentious partnerships, entrenched tenant profiles, non-performing parties, and even successfully brokering a building that was struck by a hurricane a day prior to the scheduled close of escrow. In all scenarios, Trigg’s philosophy to partner with his clients and remained focused on their interests allowed him to achieve his client’s goals and realize significant profits regardless of circumstance. Coupled with extensive brokerage experience, Trigg personally owns and operates twelve investment properties. In previous professional experience, Trigg owned and operated his own international business and was a Director of Carrier Relations within the employee benefits arena. Trigg is a Bay Area native and a UC Berkeley Graduate. Trigg holds a Bachelor of Arts Degree from UC Berkeley in Business Administration with emphases in Finance and is a licensed California Real Estate Broker. Trigg is an active member of the San Francisco Board of Realtors, the San Francisco Apartment Association, and is an active member in the San Francisco community.
