SmartCentres Real Estate Investment Trust (TSX: SRU.UN) was founded in 1994 as FirstPro Shopping Centres. It established a strong relationship with Calloway REIT dating back to an initial nine mall portfolio sale in 2003 and would culminate with Calloway's offer to acquire SmartCentres in 2015. Their portfolio today encompasses over 35 million square feet. Their commercial real estate portfolio is over 80% retail by number of properties, concentrated in major Canadian urban markets. The trust has established itself as Walmart Canada's principal developer and landlord. Today, over 40% of the REIT's square footage is occupied by the retail giant. It has over 100 Walmart locations in their portfolio and a further 13 shopping centers shadow-anchored by Walmart. Other major tenants include TJX Canada, Canadian Tire, Loblaw's, and Lowes. The REIT also targets other property types for development, notably multi-family and self-storage which makes up a majority of their remaining portfolio.
